What is Timesharing?

Timesharing is a form of joint ownership of the right to use a property. Each participant is entitled to stay in a specific property for a certain number of days each year, over a defined period (e.g., 10 or 16 years). It is a cost-effective alternative to renting—you pay once and stay for free for the entire duration.

1. Expressing Interest (Intention Stage)

• The user selects an offer of interest and expresses willingness to join the group purchase.
• No payment is required at this stage.

2. Gathering Participants and Payment

• Once the required number of participants is reached, the property is purchased, or the booking phase begins (if already owned).
• The user pays according to their share. The administration may request up to 10% advance payment to confirm intent.

3. Annual Booking of Days

• Each user has the right to book the number of days purchased each year.
• Booking access opens after the annual “booking reset” date. All users can choose free days for the following year.
• A booking refers to a stay from 00:00 to 23:59 on a specific day.

4. Static Days

• Users can purchase static days that are automatically reserved for them annually.
• Static days must be consecutive and at least 14 days long. Gaps are not allowed.
• These days don’t require yearly booking and are guaranteed to the user.

⚖️ Responsibilities of the Parties

The user must:

• Use the property as intended and treat the belongings with care.
• Do not remove property, break or damage items, or dirty the premises.
• Leave the property clean and tidy. Optionally, provide a photo report on arrival and departure.

The administration has the right to:

• Reduce the participation term (e.g., from 16 to 15 years) in case of property damage.
• Provide bonus days (up to 1 month) for improvements (minor repairs, purchasing useful equipment, etc.).

Shared Use:

• Timeshare can be purchased by multiple families. Days can be distributed and alternated among participants.
• If two bookings overlap, the one registered for that date takes priority.
• Simultaneous stays by two users are allowed by mutual agreement.

💰 Financial Terms

• The user does not pay utilities, communication, registration, taxes, etc.
• The price listed on the platform is final.
• Additional contributions (e.g., microwave, furniture, repairs) are rewarded with bonus days.
